1. Job Purpose

The main purpose of the Project Director’s job is to manage the planning and execution of assigned project(s) in a timely and cost efficient matter, and within the guidelines set by ESEC

2. Principal Accountabilities

Manages � with minimal supervision � a complete “high complexity project”, or alternatively manages 2 or more medium complexity projects.� Criteria to classify a project as “high complexity” (e.g. size > SAR (TBC) Million, demanding client and consultant, new client segment / type of construction, new construction technology involved, new city / geography, challenging execution timeframe (e.g. rush project), design and build or EPC, partnership with other contractors is involved (e.g. JV), high profile customer or project, etc.)

Demonstrates maturity and capability to assume increased sales & marketing, supervisory, and administration responsibilities in preparation for becoming a VP – BU

Champions the planning & budgeting of the project

Leads all teams working at a project, and manages all manpower allocation with respect to activities and tasks

Responsible for maintaining an updated forecast of the resources required to deliver against the Project Plan

Ensures the quality of the executed works

Reports to superiors on project progress, concerns, and disputes. Ensures proper weekly and daily closing on the project

Controls and monitors the project budget

Responsible for the Health and Safety on the project

Represents the company with the client, and negotiates with the client all changes required

Sends, receives, and replies to the client’s correspondences, and reports the project progress to the client / consultant

Follows up on all submittals (material submittals and engineering submittals), purchase orders, and deliveries, and manages the submittal process with the client / consultant

Monitors the preparation of RFQ packages by his team and controls the package for completeness and accuracy

Reviews, approves, and recommends changes to the vendors shortlist

Manages all sub-contractors on site, follows up on their progress, and approves their progress certificates

Monitors the subcontractors’ quality and quantity of work, and coordinates with the client to facilitate sub-contractor logistics and permits

Ensures adequate coordination between the crew of the subcontractor and other crews working on site

Prepares periodic invoices, discusses them with the client, obtains the client’s approval, and provides periodic forecasts for cash flow planning

Directs the priorities of projects’ phases in agreement with the client / consultant, and acts accordingly

Ensures that all tasks are progressing smoothly, and resolves any problems obstructing the progress

Identifies deviations from the scope, and pursues variation orders in order to maximize the project’s revenue

Prepares all variation orders, follows up, and resolves them with the client

Ensures proper periodic coordination with all departments and functions at the BU

Assists in the recruiting and training of Project Managers and Engineers

Provides support for the professional development (including training) of direct report

3. Communications and Working Relationships

Reports to and supports the VP-Business Unit on all matters relating to the assigned project(s)

Coordinates closely with related internal functions during the project planning and budgeting exercise

Coordinates closely with P&M during purchasing of materials

Interfaces with clients and consultants during different phases of the project

Interacts with subcontractors / suppliers during contract execution

Coordinates with corporate departments for the provision of support services, example: HR & Admin, Finance, IT, etc.

Interacts with and manages direct reports and operational issues on a daily basis

4. Knowledge, Skills, and Experience

Bachelor in Engineering, Masters preferred

Excellent leadership, interpersonal, communications, presentation, and organization / project management skills, and a proven ability to motivate and manage teams and with substantial P&L responsibility

Minimum 18 years experience in project management a comparable sized operation to ESEC

Experience in the Middle East is a strong plus

Strong problem solving and strategic planning and execution skills �

Fluent in English and preferably Arabic language

5. Physical Requirements of the Job

The job of the Project Director requires local and international travel
